Step 1: Pre-Construction
Building a custom home can be an exhausting process. Our goal at Raykon is to create a seamless life altering experience that one day you’d be excited to share with a friend. Our homes are incredible works of art and we take great pride in bringing them to life. The service of project management is what we at Raykon specialize in. It is the service of delivering a home on time, on budget, and to the intricate specifications of our clients expectations. So yes our homes are beautiful, but so are our systems and processes. We’ve fine tuned the build process so that building your home can be as beautiful as the home we deliver at the end. Our complete range of services includes pre-construction, project management, after build care/property maintenance, and remote consulting.
We have found that the solution to delivering a premiere product is simple. It requires control of as many variables as possible. In order to control the variables within a custom home build we have found it necessary to be involved long before a building permit is issued. Raykon has devised a service defined as pre-construction services. In pre-construction members of team Raykon consult and collaborate with architects, engineers, designers, vendors, and tradesmen. Through this collaboration team Raykon will gather information on proposed concepts and ideas being discussed in design. This gives power to the conceptual model the design team is working on and ties to a real budget, and possible timeline. This will allow the design team to have real time information and avoid redesigning a home to hit different financial or time-bound goals.
In summary Raykon is delivering a custom home, to do so effectively we ask to be involved as early as possible to consult on how things could come together. If we can be proactive in selecting finishes and bidding specific scopes of work, we will be able to communicate accurate financial data sooner. This pre-construction process is key to representing the owners financial and schedule goals. Our intent is to have a build schedule, a budget, and project specifications to handoff to an experienced project manager when the building permit is issued from the city. We want to be the right “fit” for our clients and to have the flexibility to prioritize our clients needs throughout the process. Our Goal at Raykon is to walk with you through the entire process as a trusted source to weigh in when asked.
Step 2: Construction
Communication of expectations will be a daily practice for our team as we form a partnership with our clients. Once the pre-construction team has completed the initial budget forecast, selections, and schedule the Client will be introduced to a dedicated Project Manager. This PM will be the sole “point man” and gatekeeper for all communication and decisions on their project. Our systems dedicate one PM to every active project. In some rare cases PM’s will have two overlapping projects. PM’s will schedule a weekly review meeting in-person to review any action items as well as give a progress summary. Our goal is to custom tailor this experience to the unique needs of our clients. Our management and systems will be consistent on our projects, but we remain flexible in how we meet and communicate depending on the availability of our clients.
The lifeblood of any project will be the flow of money including the process of how invoices are paid. The Raykon team will provide a weekly budget update highlighting any changes to provide “real-time” feedback. In order to fund construction, Raykon will request one draw per month with direct “quick link” access to all relevant invoices. All invoices will be filed and stored in our cloud based management system for access at any time. Our solution to project accounting is total transparency. Raykon passes on all preferred pricing we receive as a premiere builder directly to our clients to avoid any confusion regarding a builder “mark up.” Changes are part of the custom build process and at Raykon we don’t charge any change order fees. To be clear, clients may expect to have some costs with regards to re-selection, re-stocking, or material/labor sunk costs depending on how late clients decide to make changes.
In addition to weekly financial and schedule updates clients will see progress photos populate on a shared photo album. With the detailed systems and control we maintain in managing a Raykon project our clients can interface with their specific project details at their own pace and to their own desired detail level of oversight. The Raykon team will create a healthy atmosphere for informed decision making and prioritize specific decisions to avoid rushed decision making.
Step 3: Maintenance
Due to the sophistication and scale of the homes we construct, we at Raykon have built a sister company to care for our projects maintenance needs at the same quality level the home was constructed at. Similar to the handoff from Pre-construction to active construction in our systems, Raykon Construction Inc., will hand off critical information to Raykon Property Services, LLC. This handoff will take place following the one year builder warranty from Raykon Construction. Remodels, and additions can also be accommodated by Raykon Property Services should the needs of the home change over time.
Similar to the flexibility we offer to our clients during the construction of the home we will also custom tailor the maintenance and service of a home to the unique needs of the client. The range of services can range from a complete all encompassing package to a value engineered critical systems package. The goal at our property maintenance company is for clients to feel confident and empowered in caring for their home.
